Rate update for 12/12/07!!
30yr fixed rates are still in the high 5's to low 6's, 15yr rates are in the mid 5's
Prime rate was cut again yesterday, and now sits at 7.25%!!
Purchase mortgages are making a come back at an odd time of year simply b/c there is a large inventory for sale, and prices have come down BIG TIME. Rates are d**n good, so it makes for a good time to shop.

30yr rates dipped down into the high 5's again after a short stint around 6.5% when the negative economy wind blew thru again around holiday shopping woes.
Prime is still holding strong, and we're hoping for another cut sometime soon!

If any of you guys or gals out there have home mortgages above 6%, you should give me a buzz. In the last two days I've got 3 fellow wheelers locked in at 5.375% on 30yr fixed rate mortgages. Rates have been stupid low, and have not got this low in 2+years!
Doesn't hurt to look at options, and I'm doing them dirt cheap to get my company name out a bit more in the wheeling community.

The market got pounded again today, and 5.25% popped up on the 30yr fixed rate charts
15yr hit 4.875%
If you have anything in the 6's or higher, please call me...rates have not been this good in a LONG time.

I'm sure you all have heard this on the news, but a bill was just passed that will temporarily raise the conforming loan limits around the country. The amounts will go up from $417k, but just how much they will rise in each region is a bit unclear.
I have a few e-mails that indicate the high cost areas in the country (Hawaii, FL, NY for example), will go as high as $729k. Other areas like MD, PA, DE, VA will go to 125% of the median home price. This is where things become unclear.
I will keep you posted, but anyone with a 1st mortgage currently at or above $417k to whatever your area's limit is going to, and at a rate of 6ish% or higher, will most most definitely benefit from these new changes.
I will keep you all posted as more "accurate" details surface.

Loan limits have officially adjusted depending on your location, and rates are in the mid 5's on the 30yr and low 5's on 15yrs.

Well, once again we had the market roller coaster ride as rates went up to the following approximate numbers for well qualified borrowers.
30yr fixed rate is sitting around 6%
15yr fixed rate is sitting around 5.5%
Please keep in mind for those of you that have seen a few mortgage market cycles in your life time, that these rates are still ridiculously low historically!These rates are up approximatley (.25%) from my posted May rates, so keep an eye on my threads so I can let you all know if they drop again. FWIW...I know a lot of you are hoping for the 5% 30yr's and 4.75% 15yr rates again, but I'm not so sure those numbers are going to be seen for a while. We have got close on a few occaisions, but not all the way there.
I will keep you all posted as I always do, but please consider that the market rates are imho sitting on the bottom or as close to as they were a few months ago when many held off for better...

Just wanted to give you an update, and this is the best way to reach you all. From the end of last week until today, the market has taken a pretty good pounding. Needless to say, this week is not a good rate lock week. Next week we are expecting more favorable changes, so please be available if I call/post. The typical factors we watch for rate changes are simply not applicable in this current market, so it's kind of tough to guage when/why the market turns in either direction with any certainty.
With that being said, I will continue to hawk the rates daily (hourly even) and get in touch with you the moment your desired rates are even close.

The rates are back down again, and well qualified borrowers (strong credit, debt ratios, and equity positions) are seeing low to mid 5's on 30yrs again. I even saw a 15yr fixed rate hit the 4's again :shock:
I've received a lot of calls about the Gub-ment saying they "might" be working on rates to 4.5%, but PLEASE keep in mind this is not official, and will most likely be geared towards purchase money loans and have very strict guidelines (obviously). I have NO OFFICIAL info on it yet, but will keep you posted as things arise.
